Estate & Complex Security

Shared communities need security that treats every resident fairly and answers to the trustees. We assess gated estates, townhouse complexes and sectional title schemes and quote on guarding, access control, patrols and electronic security designed around the rules your HOA or body corporate already has in place.

Estate & Complex Security

The security challenges of shared living

Estates and complexes concentrate many homes behind one perimeter, which is a strength and a single point of failure. The issues trustees raise with us most are:

  • visitors and contractors being waved through without proper checks;
  • tailgating at vehicle gates during busy morning and evening periods;
  • long perimeter walls bordering open land, rivers or busy roads;
  • domestic workers, gardeners and service providers moving in and out all day;
  • residents who expect the guard to handle everything from parcels to parking disputes.

A good contract starts by agreeing what security is, and is not, responsible for on your site.

Gatehouse and access control

The gate is where most estate security succeeds or fails. Where we are appointed, gatehouse officers would follow your access rules consistently: verifying visitors with the resident, recording vehicle and visitor details where your rules require it, and managing contractor access against approved lists and hours.

We can work with an existing access system, such as intercoms, remotes, tags or visitor apps, or recommend improvements during the assessment. Visitor data is handled under POPIA and kept only as long as your rules allow. See access control and gatehouse security for more detail.

Patrols, perimeter and electronic support

Gate control is usually combined with internal and perimeter patrols, particularly at night. Patrol routes and frequency would be set after the assessment and checked with a patrol monitoring system where installed.

Many estates also benefit from electronic layers: electric fencing on boundary walls, CCTV at gates and weak points, and armed response support for the common property. We assess what you already have and quote only on what adds real value.

Working with trustees and managing agents

Estate security is a relationship with a committee, not a single client. We would propose a clear service level agreement covering officer numbers, shifts, duties and how complaints are handled, so trustees can hold us to it.

Reporting to the board or managing agent typically covers incidents, patrol records, staffing and recommendations. A named contact from our management would be available for the chairperson or security portfolio holder.

Contracts are usually ongoing, with terms set to fit the scheme's budget cycle and approval process. Final scope is confirmed on assessment and in writing.

Frequently asked questions

Can you quote in time for our AGM or board meeting?

Yes. Let us know your meeting date when you enquire, and we will schedule the site assessment and written proposal so trustees have it in time to compare and vote.

Will your guards enforce estate rules like speeding or parking?

Guards can record and report rule breaches, but enforcement such as fines remains with the HOA or body corporate. We agree which rules officers monitor during the briefing so residents get consistent treatment.

Do you work with our existing visitor management app?

Where it is practical, yes. We assess your current system and can brief officers to use it. If it has weaknesses, we will say so in the proposal.

Can individual residents add armed response to their units?

Yes. Individual homes within a complex can take residential services such as alarms and armed response alongside the estate contract. See our residential security page.
